Integrity Property Management – “The Name says it all”
After a successful period of ‘Short Term’ Property Management for absentee homeowners, we noticed a change in the market a couple of years ago.
We found it much harder to achieve the level of rental rates that our homeowners had enjoyed in the past, due to some deperate homeowners charging ridiculously low rates in order to secure a booking for their home.
We had a change of direction, which proved to be invaluable to our homeowners - instead of ‘Short Term’ rentals, we took a different route, and started renting out the homes to ‘Long Term Tenants’ – residents who have been victims of the mortgage debacle, or lost their homes due to foreclosures and falling house prices.
There are a lot of good people who have steady jobs, with no criminal records, but lost their homes due to the current financial meltdown through no fault of their own.
These people need somewhere to live, and we have filled a gap in the marketplace very successfully – We have a shortage of properties to meet the needs of our pre-approved tenants (Full background check, including Criminal Background, Sex Offenders Register, Eviction Register and Credit Report), and are constantly looking for more suitable properties.
If you are fed-up with the hassle and uncertainty of the ‘Short Term’ rental market, and are looking for something more rewarding, this could very well be the option for you – remember, the tenant is responsible for the utilities ( cable, phone, electric and water etc.), so that you would receive a “Net Return” every month, allowing you to project your income throughout the year.
The normal rental period is for a minimum of 12 months, but shorter term options may be available.
Another bonus we have found for the homeowner, is that whether the house is rented furnished or unfurnished, the ‘Long Term’ tenants take better care of the property and its contents.
